Alberta is Looking to Change Condominium Property Act

The province of Alberta is looking to getEdmonton condo building image your opinion on some changes to the Condominium Property Act. Whether you're an owner, property manager or a board member, the province wants to hear your voice. 

 

Minister of Service Alberta Manmeet Bhullar says one of the many changes they want to make, is through how people file complaints. "We can better dispute resolution processes. So instead of a condo owner having to take their condo board to court over a $600 issue. Maybe there's a better way to deal with that."  Bhullar says the act hasn't been changed in "a number of years."  Bhullar adds when some owners want financial records of the condominium associations, it would cost them 11 hundred dollars and "that needs to change." (no kidding)

Having sold multiple condos in my 8 year REALTOR® career, getting condo docs has always been a challenge. I'm always astonished what the management company charges as well as their timeline to get all documents (including financial statements) and realized every management company is different. Still, seeing the sellers pay up to $350 for documents has always concerned me. Hopefully, once all data has been tabulated, there will be some positive changes. If anyone wants their say for a change to the Condominium Act, I really encourage you to contribute by going to this survey.

Changing Your Edmonton Address

Plan ahead to make your move as smooth as possible and to avoid forgetting something in the shuffle! 

As soon as possible.... Notify family & friends, companies and institutions that your address will be changing, either by phone or by mailing the change of address cards available at Canada Post.


The following checklist will serve as a convenient reminder:

15-Point Moving Day Checklist

Whenever you are moving during the winter season or maybe a little further down the road, I highly recommend the following 15-point checklist to help you complete your Edmonton move in a stress free way: 

  1. Double check all closets, drawers & Packing boxes to move from or to your Edmonton home imageshelves in addition to the attic and garage to unsure they are empty.
  2. Carry important documents, money and jewellery with you.
  3. Pack toys, games books for the kids to keep them busy during the move.
  4. Remember to pack a box of basics that you may need on the move in day (hand tools, paper products, all purpose household cleaners, etc). Be sure to have them loaded last so they will be available first at your new home.
  5. Don't pack paint, bleach, gas cans or inflammables. It's against the law for movers to transport these combustible materials.Loading boxes on a hand cart for moving to or from your Edmonton home image
  6. Use strong boxes & containers which can be secured tightly. Purchase special boxes for dishes, wardrobes and other special items.

  7. Pack audio-video equipment in their original boxes. Label cables and tighten transit screws. Before removing cables, take pictures of the back of the unit so you can hook everything back up the same way. If removing screws, tape them to the objections they were removed from.
  8. Avoid loading more than 50 lbs (23 kg) into one box. Your movers & their backs will thank you!
  9. Label each box and indicate the following: which room it should go in, whether it's fragile and if it should be loaded last so it can be unloaded first.
  10. Cushion contents with packing materials such as bubble wrap, newspaper or paper towel. Save room by using towels and blankets to wrap fragile items.
  11. Pack books tightly on end in small boxes. If they are musty smelling, sprinkle talcum powder between the pages and wrap the books before packing. Leave them stored for a couple of months to eliminate the smell.Do not pack the kids from or to your Edmonton home image
  12. Have rugs & draperies cleaned before moving and leave them in wrappings for the move.
  13. Pack medicines in plastic reusable zipper storage bags or leak proof containers.
  14. Check the weather forecast for your move day. If it's going to be hot, be sure to have a cooler with lots of bottled water and sports drinks on ice. Don't forget the movers as they also get thirsty plus they are handling your stuff. They will really appreciate it.
  15. Call your moving company the day before your move to get a contact number for the crew in case you need to contact them en route. Give your mover your cell number & be sure it's fully charged the night before your  moving day.
